The weather is so nice right now. It is 70 degrees, and I have all of the windows open. If only it could stay this way. Every year around this time, I start to dread summer.
The Santa Clarita housing market picked up in February. Prices rose in several neighborhoods, homes sold faster than in January, and inventory increased slightly. Let’s take a closer look at what happened.

The above graph shows all of Santa Clarita. Prices for both single-family homes and condos are higher than the month prior. The median sale price for single-family homes in the SCV came in at $879,000, and condos at $565,000, both higher than they were a year ago.
Now let’s zoom in.

Now, do not be alarmed, buyers, and do not get too excited, sellers. This does not mean home values have increased by tens of thousands of dollars in a month. Many of these figures are impacted by inventory and what actually sold. If more homes sell at higher or lower price points, the median sale price reflects that. The important thing is to track these numbers over time to get a clear picture of the market.

So how long does it take to sell a home in Santa Clarita?
In January, homes were taking about 62 days to sell. For reference, in January 2019 it was 61 days, so this is not something we have not seen before. In February, homes sold faster at 44 days. In February 2019 it was 48 days. This is likely because Christmas is behind us and rates softened, encouraging more buyers to enter the market.

Lastly, let’s look at listings vs. closings for Santa Clarita.
In February, active listings increased to 659 (up from 643 in January) and closed sales hit 190 (up from 147 in January). This trend may continue, but only time will tell.
It’s important to zoom in and understand what is happening in the Santa Clarita market if you are planning to buy or sell soon. This should influence your approach.
